Floor area alone does not tell you how much usable growing space a greenhouse provides. UGA Cooperative Extension recommends choosing greenhouse width around the benches and walkways you actually need. Side benches are reached from one side, center benches from both sides, and aisle width changes with the way people, wheelbarrows or carts need to move through the house.

A nominal 8×12 greenhouse is a shopping category. The clear working width can be reduced by the base profile, sloped sidewalls, internal braces, door framing, gutters, shelves, heaters and other equipment. Before cutting benches or permanent beds, verify the exact model drawings and measure the assembled base or interior.
This matters most in compact houses. Losing even 4–6 inches on each side can turn a comfortable pair of beds into a reach problem or force the center aisle narrower than planned. If you are still selecting the greenhouse, compare exact exterior dimensions in the Greenhouse Finder and then leave an interior margin until the assembly drawings are confirmed.
UGA hobby-greenhouse guidance describes side benches as one-sided work surfaces and center benches as two-sided work surfaces. It gives roughly 2–3 ft as a practical side-bench reach range for many people and allows wider center benches when they can be reached from both sides. Oklahoma State also notes that greenhouse layout should be built around the planned benches and walks rather than picking the shell first.
The planner uses those ideas as caution thresholds, not hard rules. Crop height, trellising, irrigation, bench height, the gardener’s reach and whether a bed can be accessed from the end all change what feels workable. A 3 ft tomato bed against a sloped wall can behave very differently from a 3 ft seedling bench at waist height.
A narrow service path can maximize growing area, but it can also make carrying trays, turning a watering can or moving a wheelbarrow frustrating. UGA notes that 18–19 inches can work as a stand-and-service walk, while 24–30 inches allows easier passage. Those figures are planning examples, not accessibility standards.
If several people will work in the greenhouse, the door is wide, a cart will be used, or mobility-device access matters, start wider. It is usually easier to shrink a bed slightly than to discover after construction that the main path cannot support the way the greenhouse will actually be used.
An 8×20 or 10×20 greenhouse can have excellent theoretical growing efficiency yet still create awkward daily movement. A small end work zone can hold potting supplies, controls or a water point. A cross aisle can break long beds into zones and shorten the distance between crops, but it reduces growing area.
